01 Specification

The materials we supply, and what each one is rated for

Commercial specification starts with abrasion class and cleanability, not pattern. Choose the wrong grade for a corridor, and you’ll have to re-hang it within two years.

MaterialTypical useCleanabilityNotes
Commercial vinyl (Type II)Corridors, lobbies, lift lobbies, back-of-houseScrubbableThe default commercial grade. Takes daily contact and wet cleaning.
Lightweight vinyl (Type I)Guest rooms, private offices, meeting roomsWashableLower cost where traffic is light.
Non-wovenOffices, showrooms, sales centresDry clean onlyDimensionally stable, strips off dry at refit — the tenant-improvement material.
Digital-print muralReception, brand walls, feature wallsDepends on substratePrinted to the wall’s exact size as numbered panels. One damaged panel reprints alone.
Acoustic and textile-backedOpen-plan offices, boardrooms, F&BDry clean onlySpecified for sound absorption as much as appearance.
Grasscloth and natural fibreHotel suites, private dining, boutique retailDry clean onlySeams stay visible by design. Not a corridor material.

If you are writing a specification and need the manufacturer’s technical data sheet for a particular reference, ask at survey stage and we will obtain it before anything is ordered.

02 Compliance

Fire classification, and how to get the documentation you need

Any wallcovering going into a UAE commercial interior may need a reaction-to-fire classification on record before handover. Here is how that actually works.

Two classification systems appear on wallcovering data sheets. EN 13501-1 is the European standard, and you will see results written as a class letter plus smoke and droplet ratings — B-s1, d0 is the one commonly asked for in commercial interiors, meaning limited combustibility, low smoke, no flaming droplets. ASTM E84 is the American tunnel test, reported as Class A, B or C.

Which one your project needs is set by the consultant or main contractor, and Civil Defence approval is granted against the submitted documentation for the specific product reference — not against a supplier’s general assurance. That distinction matters: a claim on a website is not a submittal.

What we do. At the survey stage, we ask which classification your project requires. We then obtain the manufacturer’s test report for the exact reference you are specifying and pass it to you before the order is placed, so it can go into your submittal pack with the sample.

If a material you like cannot meet your project’s classification needs, we will say so and propose one that can, rather than supply it and leave the problem at handover.

03 Sectors

Seven commercial environments, seven sets of constraints

The material changes. So does the way the job has to be run.

Corporate offices and fit-outs

Grade-A towers in DIFC, Business Bay and JLT. Usually a main contractor's programme, a fixed handover date and a lift booking that cannot move. Branded reception walls, acoustic treatment in open-plan, hard-wearing vinyl in circulation.

Hotels and hospitality

Guest rooms phased floor by floor so the property keeps trading; corridors done overnight; public areas around event bookings. Guest-room materials chosen for housekeeping's cleaning regime, not just the designer's board.

Retail and showrooms

Short closures and hard reopening dates. We hang outside trading hours so a unit loses no selling days, and we work to the brand's own finish standards where a fit-out manual exists.

Clinics and healthcare

Scrubbable surfaces that survive disinfectant, sealed joints where infection control requires it, and work sequenced around clinical hours. Substrate preparation matters more here than anywhere.

Schools and nurseries

High contact at low level, term-time access restrictions, and materials that take repeated cleaning. Most of this work happens during holidays, which makes the programme unforgiving.

Restaurants and F&B

Grease, steam and heat near kitchens and pass areas; feature finishes front of house. Material selection splits sharply between the two, and we specify them separately.

Sales centres and show apartments

Fast turnarounds, high finish, and a launch date that does not move. This is where most of our developer work sits — often a full apartment or villa set inside one programme.

04 Process

How a commercial job runs, in six stages

Nothing is charged until a written quotation has been accepted, and the survey that produces it is free.

01 - Site survey

We measure, check the substrate, record ceiling heights, sockets, skirting, cornice, and any out-of-plumb corners, photograph the areas, and confirm access hours and lift availability. No charge, no obligation.

02 - Specification and sample submittal

Material selection against abrasion, cleanability and the fire classification your project requires, with physical samples and the manufacturer’s data sheet for your submittal pack.

03 - Programme and access agreement

We fix the working window with you or the main contractor — nights, weekends, phased floors, or a single closure — and agree inductions, permits and delivery routes before mobilising.

04 - Surface preparation

Filling, sanding, sealing, and priming as the substrate requires. New gypsum and fresh plaster both need priming before anything goes on them, and both are everywhere in UAE fit-outs.

05 - Phased installation

Plumb line struck rather than trusting the corner, drops butt-jointed or double-cut to the material, seams rolled, trimmed against a straight edge. Areas handed back clean as each phase completes.

06 - Snagging, handover and warranty

Walk-through with you or the contractor in daylight, snag list closed out, offcuts and packaging removed, and the three-year warranty registered against the project.

05 Contractors

Working with fit-out contractors and facilities teams

Most of our commercial work comes through a main contractor, a fit-out company or an FM provider rather than directly from the end user. That changes what we have to produce, and when.

  • Submittal documentation — material data sheets, samples and the relevant test reports, supplied at specification stage rather than after the order.
  • Method statement and risk assessment for the installation scope, formatted to drop into your HSE pack.
  • Trade licence and insurance certificates on file and reissued on request for site registration.
  • Site inductions and permits — our fitters attend inductions and work under your permit system, including hot-work and out-of-hours permits where they apply.
  • Phased handover against your programme, with areas released as they complete rather than at the end of the whole scope.
  • Snag list closure within your defects window, with the warranty running from practical completion.

How commercial pricing works here

There is no rate card on this page, and that is deliberate.

A commercial figure depends on four things: the material specified, the measured area and drop height, the condition of the substrate, and the access hours. Night and weekend working carries a different labour cost from a vacant shell handed over at 8am. A per-square-metre number quoted before a survey is a number that gets revised on site, which is no use to anyone building a budget.

So the survey is free, the installation labour is free, and what you receive afterwards is a written quotation for the material and the scope, broken down by area. Nothing is charged before you accept it. For tender work we can price from drawings and a finishes schedule, then confirm on survey.

Frequently Asked Question

Is installation really free on commercial projects?

Yes — the installation labour is included when the wallcovering is supplied by us, on commercial scopes as well as residential. You pay for the material. Out-of-hours and phased working are part of how we programme commercial jobs, not an extra line.

We obtain the manufacturer’s test report for the specific product reference you are specifying and give it to you before the order is placed, so it can go into the submittal pack with the sample. Tell us at survey stage which classification the project requires — EN 13501-1 or ASTM E84 — and we will confirm whether the material you want can meet it before you commit to it.

Yes. We work seven days a week, 8 am to 10 pm, and programme around trading hours, clinical hours, or a contractor’s schedule. Occupied offices, trading retail units, and operating hotels are normal conditions for us rather than exceptions.

Usually, by phasing. Hotel corridors go floor by floor overnight, offices zone by zone, retail outside trading hours. We agree the phasing at survey so you know which areas are unavailable and when, before anything starts.

Printing is the variable, not fitting — the installation itself is quick. We confirm the print lead time in writing before you order, and we schedule the fitting against your handover date rather than against the delivery date.

No. We take single feature walls in offices as readily as full hotel floors. What changes with scale is the crew size and the phasing, not whether we take the work.
